Getting Ready to List?
There’s always a stressful element of selling your house. Where am I going to take the kids if people come visit? What about the dogs and cats? Do I need to completely move out?
My friend, local staging and designing extraordinaire, Deanna Hamilton, has some tips for getting your home ready to sell.
When selling your home, staging can seem down right daunting to a homeowner. Especially if they are unfamiliar with the current market trends and, (if you are anything like me) what to do with all your crap! There are, however, a few simple things a homeowner can do that will make a big impact and hopefully put more cash in your pocket!
First things first, declutter! Remove stuff from surfaces and start boxing up your belongings that you don’t need for everyday. Surfaces may include kitchen counters, bathroom counters, dressers, bed side tables, etc. Decluttering will make sure your space feels larger and more peaceful. Buyers look for a home that radiates peace and joy, not clutter and mess.
Pro tip: Pay particular attention to closets, cabinets, and pantries. Towels and linens should be neatly folded and everything in order.
Second, make sure your furniture is proportional to the room size and is in the proper placement of the room. If furniture is too big it can make a room feel claustrophobic. If the furniture is too small a room will feel cold and not cozy. Cozy is good, claustrophobic is bad! If the furniture is not in proper placement it can cause the room to feel chaotic and interrupt flow of the space. There are numerous tools for homeowners on the internet that will show proper placement of furniture.
Pro tip: If the room size allows, pull furniture away from the walls. This actually can make a room feel bigger!
Third, and maybe most importantly, lighting! Many people underestimate the importance of good lighting but it’s oh so important! Natural light is the best and (thankfully free) so if you can capitalize on good old fashioned sunlight, do it! Open those blinds and curtains, people! Second to sunlight, turn on every light in the house. Pay attention to dark corners where you can add a floor lamp or even just a cheap up light. (Appropriately of course!) Adding as much light as you can makes spaces feel happy and yes, again joyful. Which is what buyers look for in a home.
