What’s new in Painted Prairie?

There’s been a lot of talk about Painted Prairie being the new Central Park. And for good reason. The new neighborhood has been developed and designed by the same people who created Stapleton/now Central Park. There is ample outdoor space for kids to run, dogs to walk, and several bike trails. The neighborhood also offers community garden plots to grow your own veggies. Each block boasts a variety of builders, abandoning that cookie cutter feel of suburbia. DIA is right down the road, and planes are always in view, but never heard. This is due to a deal the developers made with the airport, allowing the flight path to never interfere with the neighborhood. There is a planned town center, which is in the beginning stages of development, that will include restaurants, shops, and a boutique hotel. This really is THE next place to be, and now is the time to build. There is massive construction in the neighborhood, but the tradeoff for living through it, is all that sweet, sweet equity you’ll build before you’re able to walk a few blocks to the new wine bar or brewery.

Well, what’s cooking with the builders right now? Currently, we are getting in between phase 1 and phase 2. Each builder has different plans for each phase. Let’s look at what’s going on now

KB Villas

These paired homes range from 1400sqft-1900, not including basement, if you decide to add one. The paired homes can look deceiving. From the outside, they seem rather small, but walk in and you’ll realize how much space and natural light they offer, including an outdoor fenced area. Prices for these start in the low 500’s

KB Single Family

The KB SFH option is great for those who want more outdoor space. Each home has a front loaded garage, leaving a true backyard space. Options range from 3-4 bedrooms, flex rooms or offices, and extra space with the optional basement. There are several designated plots left in phase one to build on, including a few plots looking out at the large park and the mountains. Homes start in the mid 500’s.

KB preferred lenders have the ability to lock in your rate for 365 days, letting you lock in the price of the home, while keeping the current rate in the event that rates continue to rise.

David Weekley Homes

David Weekley is one of my favorite builders, due to their spectacular craftsmanship and attention to detail. There are currently four spec homes being built right now with finish times close to the end of the year. These homes range from 680-825k. They will also begin to offer more floorplans for phase two, including a new ranch plan alongside the Caruthers ranch plan.

Epic Homes

I like to call Epic Homes the “party homes.” These homes range from two-three stories, with options of large outdoor patios on top, perfect for gameday entertaining. They offer 2-6 bedrooms, office space, and optional basements. There is no lack of space in these beautiful homes. Epic’s build is absolutely stunning, with touches of modern design. They are currently offering spec homes, which means preplanned. Prices start in the high 600’s.

McStain

If you are conscious of your carbon footprint, McStain is the builder for you. Each home has a 20 year pre-paid solar panel lease, tankless water heater, and all energy star rated appliances and features. There are currently 3 homes available that will be finished this year. All of these are alley loaded garages with side yards for the kids or pets. The McStains offer a 2 story home with prices starting in the high 600’s. Their website offers a tool to help you build and configure your dream house.
